Abstract

ABSTRACT

House planning in the residential complex is done to support residential environment that meet the technical requirements of residential environment as stipulated in the PP No 14 year 2016. Consumers or users generally think the house unit that has been purchased becomes and is the right to be changed as desired and needs only. This research was conducted to know the impact of the change in home units made by the owner against the building and the public in the standard. The change of function outside space is recorded to be the most likely cause of changes in buildings. Changes are made along with the socio-economic level and the time of each unit of the house. The change in function of private outdoor space in each residential unit is the beginning of the unrulings seen building and the source of environmental loss. Planning according to consumer wishes and consumer awareness of existing regulations is key to the success of a residential complex spared from the impression of slum.

ABSTRAK

Perencanaan rumah pada kompleks perumahan deret dilakukan untuk mengasilkan lingkungan hunian yang memenuhi syarat teknis lingkungan hunian sebagaimana diatur pada PP no 14 tahun 2016. Konsumen atau pengguna pada umumnya menganggap unit rumah yang telah dibeli menjadi dan menjadi haknya dapat dirubah sesuai keinginan dan kebutuhanya. Penelitian ini dilakukan untuk mengetahui dampak perubahan unit rumah yang dilakukan pemilik terhadap tampak bangunan dan kekumuhan secara umum sesuai standar. Perubahan fungsi ruang luar tercatat menjadi penyebab paling besar perubahan tampak bangunan. Perubahan dilakukan seiring dengan tingkat sosial ekonomi dan waktu huni tiap unit rumah. Perubahan fungsi ruang luar privat pada tiap unit hunian menjadi awal dari ketidak teraturan tampak bangunan dan sumber kekumuhan lingkungan. Perencanaan sesuai keinginan konsumen dan kesadaran konsumen terhadap peraturan yang ada menjadi kunci keberhasilan suatu komplek hunian terhindar dari kesan kumuh.
